Developer Eyes Downtown Clarendon Hills Site

CLARENDON HILLS, IL – A developer is planning a project with residential and business uses for a downtown site that Clarendon Hills bought earlier this year, according to the village.

South Bend, Indiana-based Holladay Properties is eyeing the wooded land at 104 Walker Ave.

In April, the Village Board decided to buy the land, which contains a vacant house, for $1.4 million

In the past, developers’ plans for the site have fallen through. Neighbors have expressed concerns about parking, among other issues, with any development there.

At 7 p.m. July 11 at Village Hall, the Plan Commission is set to review the preliminary plan for the development at 104 Walker.

In an email to Patch on Monday, Village Manager Zach Creer said the developer’s plan is a “preliminary concept” at this point. It will likely be changed based on feedback, he said.

“We haven’t gotten amended plans or renderings yet,” Creer said, adding that he expected more information soon.

In 2023, a developer proposed a five-story apartment complex for the site, with a restaurant on the first floor. But the developer later dropped the plan.

The property was owned by Evelyn Kapicka, who died at age 97 in February 2023.

Holladay, which has an office in Clarendon Hills, is the same firm that plans to convert the old Zion Lutheran School in Hinsdale into condos. The school has been largely vacant for the last 15 years.

On Tuesday morning, Patch left a message with Drew Mitchell, a Holladay partner, who was the point person for the Hinsdale project.
