Parking Lot, Art Gallery On New London Zoning Commission Docket

NEW LONDON, CT — Proposals for an art gallery and apartment and a parking lot at Connecticut College are scheduled for the New London Planning & Zoning Commission’s meeting Thursday.

A mixed-use plan calls for an art gallery and apartment at 114 Bank Street. The applicant is seeking a site plan waiver.

The commission heard from the applicant at its Feb. 15 meeting. Zoning regulations stipulate that the residential portion be no greater than 50 percent. The application does not meet the requirement, according to the meeting minutes.

The public hearing for the plans was continued to allow the applicant to submit modified floor plans showing a reduction of the proposed apartment to meet the 50 percent requirement.

Also on the docket for Thursday’s meeting is a proposal to construct a parking lot at 270 Mohegan Ave. The property’s owner is Connecticut College.

A representative for the project told the commission last month that it will enable a “future pedestrian mobility project in the center of campus,” according to meeting minutes.

This future project proposes removing the existing road and faculty/staff parking spaces along Cro Boulevard. The road would be replaced with a pedestrian path to “promote campus walkable and pedestrian/bicycle connectivity between student dorms, academic buildings and dining halls.”

The application was tabled at the February meeting, and the site development plan is on the commission’s agenda for Thursday.
